Renovating off-season: what happens before you move in
When the season ends, villas, apartments and commercial spaces along the coast sit empty. It is a chance to renovate — and after the work, one step is easy to overlook: a proper final clean.
Why now
Off-season there are no guests and no bookings, so the work can take as long as it needs. That is why autumn and winter are the right window for a renovation: start in spring and everything else runs late. But a space that looks finished isn't necessarily ready to move into — traces of the work remain in corners, on joinery and on floors.
Dust doesn't get wiped away at once
After the work, fine dust stays in the air, so a broom does more harm than good: it lifts the dust, and it settles again on freshly painted walls. That's why we vacuum first, with an industrial vacuum, since an ordinary household one can't cope with cement dust. Then we leave the space to settle, usually 12 to 24 hours, and only then move on to the detailed clean.
Three phases, one result
Before we begin, we photograph anything that already looks damaged. Dust often hides scratches and chips left by other trades, which only become visible once the cleaning is done.
The rough phase removes construction material and vacuums. The detailed clean removes protective film from the joinery, clears dust and stubborn stains from floor and wall surfaces, and includes machine washing of the entire property. We choose products by material: marble and stone don't tolerate acids or cement-haze removers, and matte-black fixtures don't tolerate solvents or abrasive pads. In the final phase, the space is finished in detail before handover and goes through a check of over 80 control points.
Before the furniture comes in
We complete all three phases while the space is empty. Moving in and assembly bring a new layer of dust, so cleaning after that isn't part of the three-phase clean — it's a separate item, done at the client's request. We handle new builds and renovated properties up to 300 m², in Tivat, Kotor, Budva, Herceg Novi, Luštica Bay and Porto Montenegro. As with all our services, the first step is an on-site assessment (free in Tivat, a flat 20 € outside Tivat). You can also see the price in advance in the calculator, or send us a few photos on WhatsApp.
